Why should moving away from your lifelong home, social roots and familiar surroundings be a retirement requirement?
Even if the Rego Park resident down sized to a one bedroom the market for one bedroom is currently in the $1400 and up range in his area. . . and those are few and far between these days. Downsizing does not equate to a reduction in rent. He is financially better off in his too large empty nest.
He does have an option. Many landlords would gladly move him into a small stabilized unit in the building when it came opened without the 20% new lease fee in order to free up the 3 bed unit. With the 20% bump and the allowable charges for improvements new fixtures windows etc that the landlord could legally add to the apartment base rent it would be close to top end of the stabilized range and close to becoming destabilized. Market rate for a 3 bedroom shows less than half a dozen at 2800- 3,000 per month with the bulk of the listings in 3,000 to 3500+ range.
