I'm a landlord and just figured out that the CARES act only enforces the moratorium on federally backed mortgages. Since I have conventional and private loans, my tenants who are probably gleefully thinking they won't pay rent until July 24th, will be essentially f$*@ked in two days when Texas' moratorium is set to expire. Sorry.
You think your tenants will be f'ed?
Sounds like you will be f'd.
If they don't pay, what are you going to do - evict them and find tenants who will pay?
You'll never recoup May or June rent.
There's no easy answer here for renters or landlords.
Banks will be fine. They'll be rescued.
I would rather burn my money than rent to someone who is refusing to live up to their agreement to pay rent for my property. At least in the case of burning my cash, scumbag tenants aren't damaging my asset.
So yes, they will be f'ed. I will find someone else, quickly, or I have the option of liquidating my asset which I can't do very well with a freeloader in it.
I'm going to celebrate.
