First thing to know, owning a home has way more expenses than you might realize coming from renting. A mortgage is not like paying rent in an apartment. Figure on 1-4% of purchase price in upkeep per year.
Yes , negotiate! Bought 3 houses, never paid asking. Sometimes sellers won’t budge, sometimes other buyers want same house; that’s fine, move on till you find someone willing to sell for good value. No need to overpay, especially right now.
45% debt to income is max with excellent credit. Your current rent will count toward this unless you get letter from your landlord. Less (much less!) is a great idea for long term financial health. Rates are crazy low right now, if anyone will lend you money.
Unless the credit cards are less than 3.5%, pay them off. They are doing you no good, unless you need the cash. And if you need the cash, you can’t buy a house. Don’t forget fees to close. You’ll prob shell out $10-20k on a house like that. Since you have less than 20% to put down, there will also be mortgage insurance payments.
I used a mortgage broker once (first time) and got the worst deal. Go straight to banks.
Get a home inspection and go to it. You’ll lean a lot. My brother skipped having one on the *terrible* advice of his realtor. Seller claimed a new roof... and it had a 30+ y/o roof that needed immediate replacement after they moved. Inspections miss stuff too, but big stuff like that they will catch.
