That is pretty much what I'm arguing. Remember services are tangible as you're paying for labor, expertize, etc.
Suppose you bought land straddling a river and start to charge boats to enter your stretch. Sure, you could make the river bank prettier but this only increases/maintains the value of your land.
When it's sold to someone else you'll receive the value of the asset but you'll also have received rent for the duration of your ownership.
It's unproductive as in total you've received more than the market value of your asset.
