yes, without exception, for individual to individual transaction.
one alternative is to let the buyer's realtor run with it, for half commission. requires trust. but can avoid the lawyer. (i most recently went that way, with 2.25% commission, and wouldn't have sold for as much otherwise - worked out perfectly, but i had high trust in the guy)
Congratulations if you have found a buyer. I would not use an attorney to locate a buyer-- rather, just involve the attorney as soon as you are fairly certain that the deal will be done.
I would recommend that you pay an attorney to make sure that your contract for sale is reasonable (before you sign), that any required disclosures are made by you, that you do not make any unwise statements/representations, and to hold your hand at the closing just in case anything should go wrong. You may also want an attorney to negotiate for you, especially if the buyer is represented by an attorney or even a real estate agent.
It is funny, but these things are remedial to an attorney and normally would not be worth an attorney's time. For example, most likely, the contract will be photocopied from a form book. However, with real estate agent's commissions based on purchase price, you can pay a brilliant $600/hr attorney a fraction of what you would pay a bubble-headed real estate agent and actually get someone who knows what they are doing.
BTW-- a solo real estate attorney who has 10 or more years of experience will most likely cost far less than $600/hr.
