I'm not missing the point. I think I made it very clear that a purchasning decision has to be weighed by every individual based upon their own unique circumstances.
The past is indeed the past, but the past few years have been a no miss for anyone getting into RE. What the future holds nobody knows, there might be a crash...but I'm not betting my house on it.
RE is still a solid investment. Its not what it was and likely noneof us will see 20% appreciation again in our lifetimes, but hey, I'll take a soild 8-10% plus the tax deductions and financial independence any day of the week thank you very much.
For most people owning beats renting most of the time.
