I haven’t seen any reliable reporting that they were tied up. Most likely, the two surviving girls were sleeping with their bedroom doors locked, so the killer either didn’t notice them or didn’t see any point of breaking into doors.
If it wasn’t a serial killer, it was probably someone who came for one of the two girls who were at the downtown bar, and Xana and Ethan got woken up and became collateral damage.
There couldn’t possibly have been a motive for them to murder their roommates.

List all the thousands of motives you know of for people to murder someone, and tell us why roommates are somehow excluded from the list of people who could have such motives.
Can you think of a single time that a college student murdered multiple roommates? If there are thousands of motives, why hasn’t it happened frequently in the past?
It also seems far fetched the killer(s) would tie up all 6 people in the house but leave the two survivors unharmed.

That’s a good point. Xana’s dad said that she was covered in bruises, indicating that she was maybe awakened during the killing of the two girls who were at the bar earlier, and she tried to fight off the attacker. Ethan probably tried to fight the attacker off too, hence the huge quantity of blood everywhere on the main floor.
Given that, it’s making more sense why the creepy hoody guy was stalking the two girls at the food truck. He was laser focused on them and followed them closely when they left. He may have tried to hit on one or both girls at the bar, got rejected, and then fixated on them and followed them. He may have been obsessed with one or both for awhile. Who knows. But I’m betting $100 bucks it was hoody guy.
What baffles me about this is that the guy could only attack one of them at a time. I can't understand why as one was being attacked, the others heard nothing. There were 6 people in the house, the 4 that were attacked were on the same floor. I would think that 3 people could overtake someone stabbing one person.

Like I mentioned earlier, Ted Bundy attacked several females in a very violent manner in the FSU sorority with a couple dozen other females sleeping in the house. Nobody heard anything and he wasn't noticed until he was leaving out the back door. It seems the victims were spread out over multiple floors.

There are ways. Chloroform is one. Or a pillow to suffocate the victim muted. Slitting someone’s throat while asleep, etc.
It’s not clear that the four that were attacked were on the same floor. The house has two bedrooms on each floor. I doubt there was a situation where one or more of them saw another being stabbed to death coz if they did, they would likely have called 911 before trying to attack an armed vicious killer.

Truthfully, I'm not totally convinced either. The dailymail is about as legitimate a source as reddit. The video definitely makes the guy look suspicious, but we lack context of what his relation is to the girls (is he a grumpy bf keeping his distance because he wants to call it a night, or is he a random guy they've never met trying follow without being noticed).
As far as 1 guy killing 4 with a knife.... Sounds like they were all asleep. Easy to get to the throat before they know what hit them. Also sounds like the brunette (i think) woke up and was fighting back. So, her and maybe the boyfriend also might have been trying to stop the killer unsuccessfully.
It’s not inconceivable that the killer could have killed the 4 without waking up those in a different part of the house. There was a serial killer active from ~1897-1912 who murdered numerous large families in their beds with the blunt side of an axe without rousing anyone. You’re at a distinct disadvantage when you’re fast asleep and some psycho’s made up his mind to kill you; even if one of the victims woke up during the attack, they could have their throat slashed before beginning to realize what was happening.
They could have been drugged, strangled, smothered with a pillow, etc. before they were stabbed. From descriptions of the crime scene, I can see why they think it was a crime of passion and that the killer knew the victims. People bringing up serial killers don't know much about serial killers. I don't think it was one or both of the roommates because they are actively working with police and police said they didn't have anyone in custody. I went down the rabbit hole of the victims' IG accounts and there's an (ex?) boyfriend of one of the victims I'd suspect first.
But one of the parents said their daughter had defensive Mark's on her hands so I'm not sure why you think they were subdued.
