That is flat out wrong.
They do not charge mostly interest in the beginning to make their money up front and mitigate risk.
For one, their risk is higher in the beginning because you owe more principle.
More interest is charged up front because that's how math works.
Say you have a $300,000 loan at 5% for 30 years.
Your payment (P&I) will be $1,610.
On your first payment you will be charged 5% divided by 12 months times the principle remaining- $300,000.
That's $1,250 in interest leaving $360 in principle for that payment.
Your new balance will be $299,640
The interest on the next payment will be $1,248.50 with $361.50 applied to principle.
Then it amortizes from there.
You are correct that you pay mostly interest at the start but you do not comprehend the reason.
I had $9000 I was willing to risk for one coin so I opened an account with Coinbase. Then I found a link on the verify page to verify on my cell phone. It text a link to my cell and it went through first time... but I did all that before the mayhem.

I came here to say this. It is basic math. There's no other way a fixed monthly loan payment could work.

Same experience here. Use your phone, not your computer.
I think that paying off the house is a better idea.
