So much more to it than mpw. How fast were you in your formative years? 5k pr now? 800? 400? How many miles did you actually race to get to 5:25?
the important thing won't be miles a week but holding up to workouts.
Hard. I'd guess if you could run 4:25 or less back in the day (hs, college), then you should have a decent chance of doing sub 5 at 40. Just a guess though based on one data point.
It shouldn't be hard IF you have any talent.
For over 40 it's nothing. For a 5:25 PR it is a hard row to hoe. You go too slow.
How fast can you run 800 or 400 meters? Concentrate on running fast and it will pay off over middle distance.

5k pr is terrible 19:10. 10k pr is better 37:50( faster 5k en route).
never ran an 800 or 400 "race". Struggle with 80 seconds for 400 repeats. Never done them under 75 socends.
5:25 is recent and was off 35mpw.

from observation and experience -
one's performance has all to do with the number of races and miles during a roughly 15 year time span (to a point, of course).
less performance, less miles while younger but obtaining decent results suggests greater performance when one shifts to higher milers (high performance is of course relative to age-group world bests not open world bests).
I ran 4:47 at age 43. Was running :57 400's and 2:16 800's. Look up the 50 year old guy that ran a bunch of consecutive sub 5 minute miles a couple of years ago for tips.

Not hard, my buddy is pushing 255 and can do it at age 40 on about 20 mpw

255 what? pounds?!?! If he's breaking 5 at that weight, age and mileage, then, wow! What that means, is that, unless he's unusually tall (like 7 ft...) simply by getting his weight down to 200, he ought to be close to a 4 minute mile as a master.
I know a guy who is 230 lbs, 34 years old, and only started running a couple years ago. He only runs three times a week, has a detached hamstring and a dislocated hip, and he runs a 4:15 mile.
It's the speed you lose as you age. I think you have to some very short, fast stuff- like 100's and 200's.
I'm 55, I can run 37-40 for 200's with a 100 jog recovery all day, I just can't seem to run any faster.
I used to run sub 30 easy even in my late 30's early 40's.
I was a sub 5 guy into my early 40's, then I neglected to work on my speed and I lost it.
I never ran faster than 5:03 as a Master. HS I was a high 4:40s miler. College I was a :24 220/ :53 440 guy on an NAIA team. In my early 40s I was running 35-40 mpw with two quality workouts and a progressive 12 miler per week most of the time. 5k was 17:50, 400s were :58-:59. I could run 12x400 on a 2:30 go in the :76-:79 range with the last couple at :72-:75 and the last one at :63-:67.

Not bad, but I know a 280 lbs., 57 year old guy with elephantiasis, cystic fibrosis, 2 hip replacements, and severe halitosis that just ran 4:08 off 15 mpw.

He was taking a supplement.
He only ate one meal a day.
