Brofest, I thought about it, but we are at the top with a pressure booster just 2 floors down. Pressure is high, and opening other valves wouldn’t make a difference. Huge condo building, huge pressure maintenance.

We would get an annual letter when renting about how the rent needed to increase due to increased property taxes. I live in CA with prop 13. They were paying on 65k because they inherited from their family. I looked up tax records and the tax increase was $3 but raised rend $200 annually.
They were a-holes tho. Charged us full replacement costs with labor for a floor he installed wrong himself cheap. Then sold the crap house for 1 million (Silicon Valley) without replacing it. Against the law and might have won in small claims (they came back at us with other charges like “dust in garage”) but the money wasn’t worth how pissed off it made me and decided better to just to move on.
I don’t think you are throwing money away when renting. You are paying for a place to live and the freedom to move when you want. For me it was a horrible experience and the money we now put towards a house is worth it. To others maybe not so much.
Weird how so many landlords think they need an excuse to raise rent. I'm raising the rent because I want more money and I think you'll pay it. If not, I'll find someone else who will. Simple. That's the honest, transparent explanation of how rental prices are set. When you decide to move out, I will find any excuse to keep as much of the security deposit as possible because I'm in this business to make money.
If you're expecting your landlord to be your buddy or not treat it like a serious business, I'm afraid you'll be disappointed.
It takes a certain level of maturity, aptitude and competence to own a home. It's not for everyone.

I must have missed the part where I said "steal". When a tenant moves out, there are a lot of items that come up to a judgment call on whether or not they need repaired, replaced, etc. As a responsible business owner, you should make the case that it is the tenant's responsibility to pay for them, and as a tenant, you should make the case that it is the owner's responsibility.

In hot markets, rents usually go up just as fast as sale prices. People are usually trying to avoid rent increases by buying. The two prices are usually pretty close to each other. You'll see the same thing in other hot real estate markets like San Francisco, Boston, Portland, etc.
And if you house doubles in value in 10 years, the government isn't able to keep up that quickly. They tax you on your assessed value, which almost always goes up a lot slower.

I doubt the 1-bedroom prices are apples to apples. Almost all the apartments build since 2011 are "luxury" apartments in popular neighborhoods.
I lived in an apartment for some of 2009 and the price was $1100/mo. I remember looking recently out of curiosity and the price today is $15XX/mo.
So, the cost of the same 1-bedroom apartment is ~$5k more per year after 10 whole years.

If you owned a restaurant would you try to charge the customers for items they didn't order? You're just trying to make money , right? Wouldn't it be up to the customer to PROVE they didn't order?

Maybe you've never been a landlord before. Tenants break things and try to hide them. The lease agreement is pretty clear on what is normal wear and tear (not covered by security deposit) and what is outside that scope (should be covered by the security deposit). I never said I would break the law, steal, whatever. But if there is something that I think falls under repairs, I'm going to list each and every little thing I can find.
Your restaurant example is ridiculous for several reasons. Customer care is an important part of running a restaurant. You won't last long if you are mischarging people. And what you are proposing is flat out dishonest. I'm not making sh!t up when I do my exit inspection on a rental. But I am nitpicky. If that makes me deplorable, so be it.
