2) Nikki has had a double mastectomy. Nikki is not on testosterone treatment. That isn’t allowed by World Athletics and would be a doping violation. Nikki is a biological female who prefers they / them pronouns.

The girls youth community doesn’t feel a connection or ‘want to be the next Nikki.’ She doesn’t represent or connect to that group well either. Parents aren’t going get excited about an athlete that supports a cause that puts girls sports opportunities at risk due to inclusion of men competing in them.

Have I had issues with Nikki's opinions around trans women in women's sports? Yes.
Is Nikki an excellent runner and exciting to watch? Also yes. You can root for someone and not agree with everything they have to say. You can show someone basic respect even if you don't always understand their personal choices.

I think you're right. Her only real marketability is as an American medal threat. You probably want the other 2 Americans to medal more than her, but I think Americans can root for her to put one more on the medal table. She probably knows this and trains like hell.
But does it really matter - if Lululemon is willing to give her a contract and pay her, what the rest of us think is peanuts. Lulu cares about seeing their logo breaking the tape - not how much clothing Hiltz' image can sell. They have other athletes to bring to events and show wearing the clothing they want you to buy.
