Not trying to be skeptical or argumentative. But, I'm just curious.

Well, I have never seen one.
Also, what substance are they made of? I am a materialist so don't talk about "souls" and "spirits," as these have never, ever been scientifically documented.
I've heard that some of them are made of mist.
Well, I don't believe in God, and there's even more 'evidence' for Him. I don't mind believing in ghosts for fun, as long as I know they're not real. For all practical life purposes, I'd never restrict myself or make a damaging decision based on belief in ghosts. duh.

Um, ever hear of ectoplasm? Duh!
"There are no haunted places, only haunted people." - Robert Baker (1921-2005), noted ghost buster
That pretty much sums it up.

Have you ever seen your own heart? How do you know it exists?

Well, please tell me. Have you ever ripped your heart out of your chest cavity, held it in your hands and looked at it? If not you have never seen your own heart with your own eyes. Yet you know it exists. Things tell you it exists. Maybe you have had some doctor see your heart somehow or have heard the beating. We hear ghosts talk, we have thermal cameras that show ghosts. Yet you believe in your heart with less evidence and ignore ghosts.
1) No scientific proof.
2) Never seen one.
If one of the above changes, then I will believe in ghosts.

Define scientific proof, I've already covered #2.

The phenomena of ghostly sounds, apparitions, and occurrences that are "too much to be coincidences" are real. But the dead don't stick around to assist the living, for revenge or because of unfinished business.
Why do you not believe?
Because with an alleged physical phenomenon, the burden of proof is on those who do believe in it and because "extraordinary claims require extraordinary evidence" (Carl Sagan). That evidence has yet to be presented concerning ghosts.
There's a difference between skepticism and automatic gainsaying. We shouldn't disbelieve an unproven theory just because of bias or even because of intuition. But we should require definitive proof when it comes to something paranormal.
I'm reading a book right now called Flatland, written back in the late 1800s. It talks about how flat people in Flatland can't realize there's a third dimension until one Flatlander (A Square, who happens to be a square) is visited by a sphere from Spaceland and then gets to visit Spaceland to see things in 3 dimensions.
Ghosts are people living in the 4th dimension.
:-) Haha, I jest, but this idea has been proposed in the past.
I bought one of those EVP meters..and a K2 meter and when the lights on the K2 started flashing I turned on my EVP and got back what I think is the ghost of Ed Sullivan..you can really hear it if you try...here, I'll loop it..
"really big shew.....really big shew" over and over.

Why would I even think about it?
But if I must, it is for the same reason I do not believe there is a lake of Kool-AId on Jupiter.
Because reports are so anthropocentric and the beings so anthropomorphic. Given the limited range of human senses, I don't rule out there are might be things out there we can't detect. But I'm skeptical when the supernatural beings, without fail, are ascribed a certain and predictable set of characteristics; they appear under certain and limited sets of circumstances.
I don't find it coincidental these beings are detected when fear, sadness, longing, and history are evoked. Humans are trying to rationalize and make palpable the unexplainable.
Why aren't we detecting things such as a shipping crate in the middle of a sunny day or sense the aura of a yet-to-be-born bark beetle?
