Why would he have to let it go? I kept my home after a divorce.

If you can work this out, you both agree to wait until July 15 or possibly sooner if the court approves the NAR settlement( look it up). Then you put house up paying 2.5-3% broker commission, not 5-6%. In the meantime, since you both benefit, you split the mortgage and insurance and you pay the normal operating expenses. You need to sell the house and move on. Use up your savings for this knowing that you will save big money on broker commission.

Keep in mind that all accounts are split equally, including retirement accounts. You also may be eligible for alimony.

I don’t care if it’s your dream home. Just get out of it and move on. You will be much better off in the long run(pun intended) with your overall health.

My ex is also a physician and I let her keep the house. With the money I received from her buying me out I had around $250K for a down payment on a new home. And without dealing with emotional baggage and memories. To the OP, if you meet someone new do you really want them staying in the same house you lived in with your ex? I don't your situation, but sometimes a clean break makes it easier to start over.

The one missing piece of intel... Is your wife open to negotiation? I get the feeling you are in a war of a divorce where these simple, logical moves are not possible because communication and compromises are off the table.

This sentence alone provides your answer. Sell it already. Stop feeding your cash to the house. Downsize and move on.

I wish I would have kept the house in my divorce. It was a 20's bungalow, about 3000 sq ft on 3 stories. We bought it a fair market value and I restored it back to 20's. I had just ETS'd from the military and was finishing up grad school when we divorced. Fortunately, we split pretty much everything half/half. We had a realtor over on Monday night and the house was sold Tuesday at noon with 11 people at the door. We sold it for $25,000 over asking. The last time it sold in 2018, was for 2.5x what we sold it for and the owners didn't do a thing to it. Do some market research. The only hassle was her lawyer wanted me to sign a letter stating she would get 50% of my military retirement. There is actually a law about that since we were married for thirteen years. My comeback was I paid for her undergraduate and graduate school that got her a president of HR at a top company. She was making over 2x what I was when we divorced. I negotiated a dollar amount of what her degree cost me and also her future earnings based on her degree. They decided not to come after my military retirement after seeing the dollar amount I came up with. I always regretted selling that house. There was a lot of blood and sweat in it from restoring it and the fall of the housing market in '08 didn't affect it. I was unemployed when divorced, and landed a good job after grad school. I could have easily afforded the house during all that time. Depending on city, neighborhood, and property, I would consider staying.

How the hell can a wife have a claim on your retirement, which you will not collect for years if not decades beyond your divorce? How the hell is that just? Maybe I am just ignorant of family courts.

All accounts are not split equally.. that is just not true… total BS…talk to an estate attorney immediately . I did before I decided to get a divorce & it Saved me a lot of money because I got a good deal. I owned my house before I got married and spouses salary was different than my salary. Retirement accounts were separate amounts. It was far from 50% split. The picture is complicated and it varies state to state which is why you need to talk to an estate attorney

In a nutshell: Have an estate attorney draft an agreement where you keep the house and that divides up all other assets to both sides in a way everyone thinks that it is fair, and have your spouse and/or your spouse attorney sign it. As long as the signed agreement seems reasonable to the judge in the courts for finalizing the divorce, you’ll be fine.
