Asked girlfriend of 5 months to move in to and help me pay off my mortgage and I'll put her on title if she does

I’m in high school and know nothing about houses, but I know this is a bad idea.

Houses don’t have titles, at least in my state, it’s a deed. And if you have a mortgage, the lender is going to probably need to approve that any change to the deed. Does she realize if she’s on the deed and you foreclose her credit will go to crap?

Why does she need something in return for moving in with you and paying market-rate rent? Hopefully, she thinks living with you would be cool so she gains that and is otherwise in the same approx situation.

keep your money and her money separate. at least until you have been together many years and have kids. the chances of a 5 month relationship lasting forever are very slim, so you will only have legal headaches when you break up and have to divide the asset.

Stupid idea. Never buy a house with a girlfriend. Now, you've also told her that you need to rely on her financially; that you can't stand on your own two feet. My guess is she's in the arms of another dude within the next year.

Women can sense desparation and typically dont like unsuccessful men. Though there are a lot of things on the like/dislike checklists, these two items will now set you up to get dumped because you put the pressure on her.

She is hesitant because she is risk averse and youre presenting yoursepf as a risk.

You are in a very tough financial position and it's clouded your judgement. I don't know how much is left to pay on your house but I am guessing quite a bit. You are pressuring your girlfriend and making her feel guilty if she doesn't help you. There is much wrong with your idea. Tell your girlfriend it was just a thought and you understand her not wanting to do it.

You over extended yourself. Either sell the house or get a roommate to help with expenses.

Get roommates, which is what you should have done if you were single and without kids to begin with.

Just renting out a room would probably be a better decision. If you wanted to rent to your gf that is cool, but she could live with you, with you both splitting payments for the mortgage and you could rent out a room. If she ends up being the one great, but otherwise you've ensured the breakup will be much worse and you could have financial issues associated with it.

Generally, lenders reserve the right to approve before you add anyone on title ("quit claim deed" transferring property from you to both of you) to the property. That said, it's extremely unlikely that the lender will notice or care if you add someone as long as it receives its payments on time. That said, it's not a good idea. In the event of a breakup things can get extremely messy and extremely expensive.

A few of the potential issues:

A) You breakup and the SO immediately wants her equity in the property. What do you do? Refinancing to pay out her equity to get her off of title is expensive (generally thousands of dollars in costs and lender fees). The prevailing interest rates at the time might be terrible. Further, you may not qualify to refinance for whatever reason, e.g., income, credit score, etc. You could be stuck having to sell.

B) You breakup and the SO refuses to vacate the property. You can't simply just force her to move out if she's co-owner of the property. Generally, you'd either have to cohabitate or move out yourself. If you move, what if she refuses to pay you for your equity in the property? The court action to enforce your rights could easily cost more than the equity you have in the property.

C) You breakup and the SO moves out and never wants to hear from you or see you again. Well, what happens when you go to sell the property and she's on the title and refuses to do anything? You're stuck paying $$$$ in legal expenses to address the issue.

You told a girl that you have been dating for 5 month that you are desperate for money so now she knows you are a loser.

Because you are proposing that she keep on paying whatever she was already paying she gains nothing from the deal but loses her place in order to bail you out.

Because she knows that you are a loser, she'll want to break up with you when she finds someone better, but if she accepted your deal, then she'd be living with you while looking for someone better than you and the whole situation would become very unpleasant very quickly.

The original premise is moranic. Nobody would do this. If you were really asking your girlfriend to move in to help with money, there would be no reason for her or you to want her to own half the house. It creates debt for her and complications for you.

Also, why would you ask her to pay her rent AND her electric bills, etc, if she would be helping you out? The reasonable thing to do would be to ask her to pay less than her rent, which would still be helping you out in your situation, plus you would get to live with her.

All in all, this seems like a bogus question, but you managed to get a lot of responses, including mine, so good for you.
