Basic construction prices right now start at around $650-750 per square foot to build in Tahoe and Bay Area .
$300-400k is not possible, even with the cheapest Home Depot finishes. I promise you that. A 625 sq ft affordable housing ADU I did some pro bono work for recently was $300k and the GC basically gave away profits. A 1,000 sq ft house in Tahoe will probably be closer to $1 mil than $500k….
And good luck finding a general contractor, especially if there are fires that require insurance claims. See Sonoma County GC backlog from a few years ago.
You’d be better off having it not burn and waiting a few years for the real estate/rental market to pick back up after people forget about fires.
