I would say 10-15 seconds for the average runner on a dead flat course. 15-30 seconds on a course with a few hills and such but is still advertised as flat and fast.
Yeah I agree with the above. Even a pancake flat course is gonna be a little bit slower than a track. Your average course is probably 20-30 seconds slower and your fastest courses about 10 seconds slower.
If you compare the world record times on track and the road, it's about 2.9% faster on the track.
