I owned two homes paid off in 2010, bought a much nicer house in 2013. House was financed 50% at 2.875% April 2013 10 year ARM. Sold the other two houses in 2013 and 2014. Paid off daughter’s law school loans that were at 6-7% interest, applied balance against existing loan. Balanced to be paid off in 2023. I have been able to write-off interest expense against ordinary income.

The S&P 500 index is a more appropriate benchmark. The annualized return 3/31/2000 through 9/30/2018 is 3.851%. The only question is whether this is more representative of future returns or using the traditional 130 year time horizon.
