And it would cut off the rest of Ukraine from access to the Black Sea.
If Putin really wants an enduring peace, he would agree to security guarantees that would make it clear that any further attacks on Ukraine would mean that the West would stand in to defend Ukraine. Anything short of that will just set the stage for a further conflict.

And is there any wonder why the Trump administration pulled Rubio from the London talks with EU leaders and instead is bashing Zelensky for refusing to give up Crimea? We may have gone from Russia infiltrating the White House to Russia doing a joint venture with Trump to develop a tower in Moscow in exchange for doing its bidding in the peace "negotiations".
Could you imagine if Obama got to develop a hotel in Tehran in exchange for the nuke deal with Iran?
