The workout (at least a simple version of it) is
1600m on Track (short jog) 2km Tempo on road (short jog back) 1200m on track (short jog) 2km Tempo on road (short jog) 800m on track (short jog) 2km Tempo on road (short jog) 400m fast on Track.
Total (not including jog) is 4000m on track and 6km on road = 10km. A good XC or 10km simulator without being on grass/trails, although could do that there as well I guess. Could do the track portions on a grass field, and the tempo segments on trails.
A good workout if done infrequently but nothing magical about it.
