Yes, that agent is lying to you.
As a retired real estate broker and experienced home buyer, I would absolutely NOT trust that agent.
There are many pushy liar agents like that one, but also there are many very good agents who are helpful.
What you should look for in an agent is someone who looks out for YOUR best interests, not their own.
Also, I recommend that you do not sign any buyer agent agreements, so you're free to choose any agent you want.
