Hey what can I do around the campus and not get caught
I was there in July. I was able to do a workout on the Michael Johnson track and run on the trail behind it with no real issues. I started at 6am though so I had it all to myself!
I don't work for Nike and run there frequently (there's not a ton of options in the area) You have three Nike options - the wood chip berm (most of which is closed due to the immense amount of construction on the campus right now - but there's maybe a mile that is usable.); the Hollister trail (2400m crushed gravel) and the track. I've used all of them, although I've never done a full workout on the track. The track is often lit at night - but not always. The berm has little lights along in and the Hollister is quite dark. I'd avoid wearing a lot of visible non-Nike gear, but I've only rarely seen anyone patrolling the grounds. As long as you are running, I don't think you will get hassled.
The Hollister trail has a sign that says "Nike employees only dusk to dawn", presumably so they could prosecute someone camping in the woods.
If you want to expand your run, I'd suggest Tualatin Hills Nature Park (a short distance away from Hollister and near some of the expanded Nike buildings) which has about 5 miles of unpaved trails or Tualatin Hills Recreation Center (north and slightly west of campus - and directly across from one of the additional Nike buildings. Beaverton has a ton of paved bike paths - you can access them just west of campus (near Costco).

I ran on the loop around it in 2012, and walked on the track. No issues. There are several buildings to check out, there is a sort of museum with a lot of cool stuff.

Huh? It is = "it's" in contraction form.
I was in PDX for work once and was dreaming about running on the track there. I made the mistake of driving into campus... and the security guy in the little hut made me turn around and drive away, and then I was worried about heightened awareness. So definitely park somewhere else and then run in.
You can run around Hollister and the berm pretty much anytime. I trained around there for years without any issue. Just be respectful and try to wear Nike gear if you can. They will not kick you off if you are wearing Brooks, Adidas, or anything other brand however. Unless you do something egregious you are totally fine. I don't work for Nike, but I have run there a ton.
The track can be a little more of an issue since it is smaller and can get a crowd depending on the time of day. But again, if you wear Nike and be respectful, it is not usually an issue. If you wear off brands or look out of place, I have seen people politely asked to leave if it is busy. Another tip....don't run on Ronaldo. It is a grass field about a 500m loop on campus, that will get you in trouble.
Nike definitely knows that non-Nike folk use their facilities so just remember that you are a guest and you won't get hassled! Berm, Hollister are fair game. The track is a little bit more reserved and Ronaldo is a NO.

Oh and also....don't park on campus. Jjust park at Hollister or a nearby street or at Tualitan Hills Nature Park. You are already using their facilities, don't push it ha!

Park at the Beaverton Creek MAX stop (commuter train station park and ride) to get to the Hollister Trail. Also, I prefer running at Tualtin Hills Nature Park; Hollister Trail is pretty boring, the Nike Campus Loop is closed for construction.
Actually, the Tualtin trails are winding and twisting (lots of small loops strung together), so only try if you trust your navigation. Not that you'll get stranded, you're never more than a mile from the entrance, just can be disorientating. And not great trails if you're running faster than 7:00 pace.
Otherwise, it's one of the best spots in Portland area to lope around on an easy day. Dead flat, soft, easy to change up. and empty of others.
