The holmdel course has been wheeled. It was slightly short (just about 10m short ), but it makes no difference, because the course is still ridiculously hard and it is the same course that they had always ran on.
CBA's performance today was the #2 team time ever and for 6 and 7 guys it was the fastest ever. They also ran the fastest time at this meet ever by 18 seconds a man. The meet is 30 years old and has been the biggest Invitational in NJ ever since it started. So, yes, CBA's performance was amazing. As was Chesereks. What a day.

The CBA performance today was brilliant. I ran a 4:09 mile in HS and was only able to run 15:59 at Holmdel. A 16:08 5 man average in October is ridiculous.
Ideally the CBA boys haven't peaked too early.

Also, the first mile is mostly uphill -- 5:01 is incredibly fast for the first mile, almost certainly the fastest ever. I think Joe Rosa went out around 5:06 in his 14:56 run.
I've raced there at an estimate 10 times. The first mile is definitely hard, but keep in mind that Cheserek is probably a 13:50's guy on the track right now and ran 8:42 indoors last year, which is IIRC the fastest time indoors or out in NJ history. I think he could go a few seconds faster.
Also, aren't you supposed to triple the first mile to get a guess at your time? That would mean he went out evenly, which is unusual for him.

16:08 5 man average is incredible. Whoever this person is that is saying it is not is ignorant of the course and the history there.
I've run on, an coached that course for 15 years. It has gotten faster due to the parks system grading the trails and slight erosion of the bowl. Everyone agrees on this, some give 5-10 seconds (me included) some give as much as 15.

If as you said, you ran it 10 times, you will understand why for none of the top runners at Holmdel, did they triple the first mile to get their time.
The first mile is mostly up hill, the second is flat with the bowl as the only hill (and if you went out too fast, going up the bowl will kill you) and the third mile is mostly downhill with some flat. That course is set up for a big negative split if you run it right.
As to whether he could go faster, probably but remember that he won by about 1 minute and ran the whole race by himself. That makes his record all the more impressive. When Joe ran it, he had his brother with him for a bunch of the race.

Whoops. Did mean last 1.1 miles - but yeah the difference between the first mile is enough that if run right, the first mile is still slower than your tripling the first mile by a slight amount.
No inclines over the last 1.3-1.4 miles (roughly) once you get out of the bowl except for a slight incline in the woods then right after you get it out of the woods.
That said, he ran 5:01 for the first mile, if he ran 4:58 and same final time, he matches your triple. That's close.
This guy is fantastic! He is going to take down every f@cking record Lukass Virussbuttcuss ever set! Just over a year ago he showed up at the airport with nothing more than the clothes on his back and an old torn up backpack. He beat a hs junior's record by 4 seconds. Impressive, but doesn't guarantee he'll smash every record on the books.
