I recently inherited a large sum of money from a relative. I have looked at a couple 4 unit properties to buy in full that I could rent out for around $600 each, or $2400 for the building.
The thought is, I hate my job, I am young and want to have the fewest obligations as possible. I would hope to purchase a property, get a part time job around one of my hobbies, and use rent from this property to supplement my income. Is this a lucrative idea? Other than potential tenant issues, is the red tape in leasing out a property very extensive? Any rough estimates on how much of this $2400 would be profit after taxes, insurance, etc? Is being a landlord for such a small unit pretty low maintenance? If I decide to move out of state, what would be some options in maintaining this property?
