The Rust Belt (Great Lakes region) is already showing signs of renewed growth and is the place MOST LIKELY in the entire country to thrive as the climate continues to change. Massive water reserves, overall very mild weather compared to the rest of the country, solid infrastructure, many of the best universities, museums, and cultural entities in the country.
Smart capital is already looking for opportunities in the Great Lakes region. Costs of building sites, reasonable regulatory environments and tax burden, access to educated talent, it's all there. The summers are much less oppressive than other parts of the country and the winters are becoming milder over time.
The many-decade idiot-rush to the Southeast and West Coast is soon going to stall and the Great Lakes region will be re-discovered. That sun in the SunBelt looks a lot less appealing when it's 95F all summer, there is years-long drought, storms become more dangerous and local economies shrivel.
