That part of Orange County is one of the most overdeveloped and intensely dense places in the country. It's 100% concrete, traffic is terrible, some not great neighborhoods, why on earth would you want it to be more heavily developed? The area around the ball parks and Disney is one of my most unfavorite places in all of SoCal.
I lived on the fringe of Irvine back in the mid 1980s. There were still orange groves and other crop fields, it was easy to get to San Diego and up into LA, but the beauty was that Orange County was NOT anything like LA proper. Other than the reactionary old right wing nuts, Orange County, outside of Santa Ana, was one of the best places in the country for weather and quality of life. Now, it's outrageously rich Newport Beach and ridiculously expensive Irvine and a lot of hot concrete and traffic.
Now, you drive down the 405 or the 5 from LA and it's just the same concrete nightmare as LA until you get way down toward Mission Viejo.
