Some places require extra fees to be paid before you can rent a place, like a brokers fee. I'm not sure down payment is the right word, but security deposit may be incorrect as well.

Turns out they were looking at trailers to rent.

I haven't rented in many years but in my time I rented several places that required first + last month's rent to be paid at the start plus a security deposit. Often that was a big #.
First month, last month and security deposit equivalent to one months rent is pretty common. Could be close to $5,000 in some places.

Whatever the semantics she's taking the first step towards independence, something 22% of millennials age 24-36 (and 28% under 24) havent yet done.
