I had a month-to-month lease and got a 30 notice from my landlady to vacate. To move in, I had given first months rent, last month's rent, and a security deposit. I suspect the reason I'm being asked to vacate is partly because I live in an expensive area and the landlady is looking to increase the rent. Otherwise, she has mentioned that I am a good tenant and keep the place clean (I don't spend a lot of time there either).
She mentioned she would hire a "repair person" but I don't believe there are any new noticeable damages, just the normal wear and tear so it would be illegal for her to do this. I asked over text what new noticeable damages there were and got no response.
I think I am being swindled - is there anything I can do to protect myself and get my deposit back? Thanks.
