i had a similar situation arise when i was looking for a roommate this june...chick said she didnt drink or do drugs, moved out to the mts to get away from the city blah blah blah....
turns out she was INSANE, much like your talking about. turns out she had multiple felonies from multiple states and had just been arrested 1 week before for domestic violence, obstruction of justice, tampering with evidence and was violent with the cops.
when i found out about all this i politely asked her to move out (she had only been there a week) and gave her back all her rent money. i didnt make her sign a lease as it was going to be month to month, THANK GOD.
well when i asked her to move out, her true colors came out, she got very intense, tried to instigate a fight, mocked me cussed me out, threatened me, threatened the other room mate, then tried to buddy up with my wife. thankfully my wife told her "dont act nice to me, we are not friends" and then she flipped out more.
she started saying she would sue us, that she had renter rights and could stay there indefinitely for 6 months, demanded that i get an eviction notice before she even considered moving out. since i had never in my life dealt with anything like this but i wanted her out i got to work. turns out that renters have rights even if they never signed a lease, and depending on how long that person has been staying there the harder it is to get their a$$ out.
thankfully if the virus has only been there 2 weeks or less, they only have 30 days total to stay before a cop will make them leave. but in your case your f*cked, depending on the state you live in, but for me it was 1yr or more, its a 6 month deal that they can stay indefinitely before a court order is enforced to make them move out, on top of that you have to have concrete reasons to evict, and it cant be for lack of paying rent, cause they can pay and the judge will extend their stay...isnt that f*cked up?
the restraining order is the next best option to try and get her out, but again how worthless our PC world is these days, it takes 30 days to process unless there is concrete evidence your life is in danger. oh and all of this costs money, and she can fight it with court dates and drag it out and make you pay more money.
have fun......my cop friend gave me this advice, but as much of an a$$hole as possible, be dirty, messy loud etc, and make it so unlivable the person leaves or attacks you, then you can do fast track restraining order and press charges.
if i were you i would get started on the eviction notice and restraining order. have it all filled out and ready to turn in, threaten her with it and say "you can leave peacefully or i can have the cops come and force you out"
cause if you wait till she goes and gets lawyer about renters rights, with the fact she is a woman and your a piece of sh*t white hetro male, you will get crushed, especially when she pulls the victim card in court. then you will have parasite in your place FOR EVVVEEEEEEEER
